(The information below in italics is from the Preservation Durham Plaque Application for the Faucette-Proctor House)

The house appears to have been built ca. 1920 with City tax records stating 1916 as the build date. 
The One Durham website suggests that 113 W Seeman may be a Sears kit house. An online search for Sears house kits and plans does not show any that resemble this house. In addition, none show the type of detail like the upswept gable peak and roofed attic window with side louvers. 


The book, The Bungalow, by Paul Duchscherer and Douglas Keister includes a photo of a house in California that appears identical to 113 W Seeman (page 12). The book also suggests that the house may be based on Sears plans, but offers a second option that seems more plausible based on the evidence. It notes that the design is nearly identical to one in a plan book featuring bungalows by Henry L Wilson, a Los Angeles architect, who published and sold such plans during the 1910's. On page 14 there is a photo of another house and floor plan (if flipped left to right) nearly identical to 113 W Seeman. While the origin of the plans can not be determined with certainty, the Wilson option seems to be the better fit. Copies of the referenced pages from the book are attached for reference.

If I remember correctly, this and other houses nearby are Sears houses, built using kits purchased from Sears. I'm sure somebody else can fill in the blanks.
